Schedule Of Values

The schedule of  values contains information related to:

• listing
• assessing
• valuing
• applying of rates

It is used to estimate land, buildings and extra features for all properties in Cabarrus. 

During a county-wide revaluation project, appraisers from the office of the County Assessor evaluate property. They analyze data collected from more than 650 neighborhoods. This data is collected using:

• actual field visits
• listing forms submitted by property owners
• property sales and market information
• aerial imagery tools

The effort is undertaken to estimate fair market value. Fair market value is the price a willing seller may receive from a willing buyer. This data is used to develop the schedule of values or appraisal manual. The latest appraisal manual was adopted by the County Commissioners on September 5, 2023. Once adopted, a review of each neighborhood occurs. The review evaluates properties within those neighborhood markets based on:

• characteristics
• sales activity

This is done to assure the schedule of values is equitably applied.
